Oak Hill Homes Price Report for November 2024

All right it's November and we are
looking at Oak Hill here in Nashville
Tennessee there are 37 homes currently
on the market those are the one in green
on this map six went under contract
those are the ones in yellow and six
closed outs we're look at the closings
for the month these happen in October
it's November 1st 2024 we have seen the
number of transactions slow down
normally we get to double digits every
month this month right around six new
contracts six closings we're in a more
traditional market for sure um in terms
of it's more seasonal as we get to the
end of the year Q4 we don't expect a ton
of activity but we'll still see some
homes sell the first one Forest Acres
1.25 this is a renovated Ranch uh it's
had some Renovations done to it it's
good square footage about 3,000 square
ft the Lots up in this part of of oakill
down here are typically much more
elevation much more up and down you're
not going to find a whole lot of flat
open area um usually they're on a
hillside they can be a little bit tricky
to build on sometimes but the homes in
there will typically trade anywhere from
under a million to a little over a
million and a half depending on how old
they are and what size they are had one
sell over on Brinley for 750 that's
probably a tear down someone's probably
paying lot value for at that number now
we saw a number go under contract up on
Caldwell up here these are new
constructions over5 ,000 Square ft 2
million bucks it's a busy Corner up
there we're a little saturated in terms
of new construction at this exact moment
those are really good values for someone
who wants to be in Oak Hill for 2
million bucks and getting 5,000 square
ft so those just closed out um and we
got one over on Noel green for 970
that's an older one 2,800 sare ft again
good chance to get in oill for under a
million bucks and one on Wilbur actually
it's been through this one this one's
been renovated it's nicely done that's a
little cottage over there clean under a
million bucks just a good opportunity to
get no kill so that's what we're seeing
right now 37 homes on the market six
under contract in the last 30 days or 31
days in October puts us in about 6
months worth of inventory it's a
balanced market and it feels much more
like a buyer Market because for the past
3 to 5 years we have really been in a
sellers Market where the sellers had all
the advantage in the world that's
transitioning more to where the buyers
have some of the leverage so it might
take a little bit longer to sell your
home you need to make sure you're
working with an agent who's going to do
a ton of marketing to go out there and
grab those buyers rather than sit around
and wait for them to come in if you own
a home in oill and you're curious what
